Toilet issues are something most homeowners will have to deal with at some point in the life of their home or condo. Here is the story of a recent plumbing issue Rhino Rooter resolved for a homeowner. Location: Condominium unit located in Pompano Beach FL, 33062. Cause of the Problem: The existing toilet was from the year 1996 and the “jets” were failing, not allowing proper flush. [caption id="attachment_115" align="alignnone" width="711"] Problematic-Toilet[/caption] Resolution:  When the Plumber arrived onsite for an emergency plumbing problem he found that the toilet in the condo was unable to flush. After further investigation and testing of the toilet, it was found that the commode was old and having issues with flow resection. Here in South Florida, we, for the most part, have hard water which will cause calcium and other mineral deposits building up in your plumbing fixtures such as your toilets. These deposits will in return cause build up in the small jet ports located underneath the bottom of the rim. When the toilet is flushed, this is where the water is transferred from the tank to the bowl. If the buildup is too great it will reduce the water transfer and not allow the unit to flush though its trap. When your commode is not flushing properly you may be risking blockages due to no water pressure to help “push” the waste out and down the sewer. In some cases, you may be able to rebuild parts in the toilet to help aid in the flushing process. The unit that was installed in the pictures also has an “easy to clean” feature where there are no edges and is completely smooth with no ridges to build up bacteria. Location: Hotel High Rise in Hollywood Beach Florida, 33028. Cause of Problem: The hotel had a company remodel a few bathrooms in their building, and during a government inspection, the new bathrooms were found to be in violation of ADA (handicap code) requirements. Resolution: The Hotel contacted Rhino Rooter Plumbers to bring their plumbing fixtures to meet the ADA requirements that are federally mandated. During a recent inspection of the facility it was found that some of the urinals did not meet the proper height requirements. By ADA Code, the urinal was too tall and was not wheelchair accessible. The existing Urinals had to be removed and new ones that meet the standards had to be installed. New American Standard Brand Urinals were installed and mounted to the wall without having to adjust the existing wall or plumbing rough-in which saved the hotel money and avoided having to shut down any of the facilities. Location: A spa in a hotel in Fort Lauderdale Florida 33308. Cause of problem: Shower drain was clogged in spa area from hair and oils. Resolution: The shower drain was clogged due to the lotions and oils used during the spa treatments. These substances are then washed off after the treatments and these items will build up in the shower drain. The drain was snaked with a sewer machine to clear and clean the pipe of the debris. Showers in both commercial applications and residential home with both naturally build up with soap scum, hair, and body oils. Most of these objects will build up and clog in the p-trap of the shower. The p-trap is a “U” shaped drain that is meant to hold an amount of water to prevent smells and bugs from coming up the drain. Location: A villa in West Palm Beach Florida 322415 Cause of Problem: Leak from around the base of the toilet. Resolution: When the customer called, they stated they needed a plumber ASAP for an emergency leak coming from the toilet. The homeowner stated that the problem had been occur since another company installed the toilet. The plumber removed the toilet from the base to find that the prior installation was not completed properly and the wax seal had shifted. We were able to remove the old wax seal and rusted bolts with a new wax seal and bolts. The toilet was then re-installed and tested for leaks. The toilet was also grouted to ensure a strong solid seal around the base of the toilet. Something as simple as a toilet installation can cause major issues if not installed properly. Location: Condominium building unit in Fort Lauderdale Florida 33308. Cause of the problem: No hot water from any of the fixtures including showers, sinks, and laundry. Resolution: Customer call in for an emergency of no hot water in their home. The plumber preformed a diagnostic test on the heater to find that the upper and lower thermostats and elements needed to be replaced. The heater was a large 80-gallon tank with two 6000 watt elements that are rare to find. In Florida, we have very hard water which causes mineral deposits and sediment to build up in a water heater. The best way to avoid have the sediment from cause early failure of parts or the tank would be to flush the tank yearly. This is one of the do it yourself project that all you will need is a screw driver and a garden hose. If you look at the bottom of the heater you will find your drain valve.  First connect the hose to the valve and run hose outside or to another drain, then open the drain valve. Make sure that you leave the water on so that it will stir up and build up around the drain plug. Make sure you then shut off the breaker to the water heater. Then you can shut water off to the tank and allow it to drain down. Once its drained down close valve and disconnect the hose. Turn water valve on so the tank fills, after the tank is full then switch on the breaker. Prematurely turning on of the breaker may cause damage to the heater.
