Resolution: At the time of installation cast iron pipe was the best option for sewer systems on residential homes! Some commercial buildings and high rises are still using it today as per Florida Building Code. When cast iron pipe is broken it will cause lots or issues. Issues include, but are not limited to leaks, clogs, smells, bugs, etc. In the picture you can see a the cast iron pipe is broken on the vertical stack. This was just normal wear and tear that caused this pipe to break! Cast iron pipe is only rated to last 35-50 years down here is South Florida due to our conditions. Some sewer systems may last longer, others may not even make the minimum life expectancy! The key to prolonging life of your system is have caution of what is going down the drains. Avoid any harsh chemicals such as acids! Which maybe found in drain maintenance products/drain openers. This particular job there was water leaking from the wall of this high rise. When the Rhino Rooter plumber started to investigate he found the cast iron pipe is broken! A crack formed and was allowing water to leak out. The drywall was removed and the plumbers began working to remove the pipe. A new section of cast iron was install. Location: Boca Raton 33428 (Bathroom Sink Clogged) Cause of Problem: Bathroom Sink would not drain due to build up blocking pipe. Resolution: A commercial office building placed a service call for a bathroom sink clogged in the lobby restroom. There was multiple lavatory sinks in the restroom, however only one was effected by the clog. The Rhino Rooter plumber was able quickly jump into action and use a wet-vac to vacuum out the water from the sink! Then he removed the p-trap from the bottom of the sink. The plumber then used his drain machine with steel cable to snake the drain line. Once the cable reached the end he then connected the p-trap back to the sink and tested the drain. And BOOM the bathroom sink clogged was no more! The cable did pull back a bunch of black sludge, YUCK! Bathroom sinks that become clogged are a common thing. There are many reasons which may cause the sink to clog. A bathroom sink clogged could be caused simply by soap scum and natural body oils from washing your hands. When you really think about how much actually goes down your sink (soap, toothpaste, hair, make-up, etc.) it may make you think twice! You should never use a drain opening product in your sink. The best way to maintain your sink drain is baking soda and vinegar. Use two parts white vinegar and one part baking soda. Mix them together and pour down your drain. Allow to sit in drain for a couple hours in pipes. Then use very hot (carefully with protection) and pour it down the drain to flush away the build up! Location: Fort Lauderdale Florida 33309 (High Temperature Mixing Valve Installation) Cause of Problem: Hotel was loosing hot water due to failure of the mixing valve. Resolution: It is very common in many commercial application to have what is known as a mixing valve. This valve is designed to intake both cold and hot water. Once the water enters the valve it then blends to produce a desired temperature. That blended temp water will then flow to the fixtures to prevent scolding. This allows the hot water produces by boilers to be stored in holding tanks at a very high temperature to prevent bacteria growth. This particular High Temperature Mixing Valve was very large compared to other application that one may see on a day to day bases. The most common mixing valve that everyone has used is a your shower. A single handle shower valve is a small scale mixing valve. The valve that was replaced issue was that it would not allow proper blending. This made the temperatures unsafe for proper usage. Which in return then cause boilers to overload to maintain the demand for the hot water supply. The fixture was isolated by shutting off the ball valves. Which made it possible to be removed with out having to conflict with the day to day operation of the establishment. The new mixing valve was installed using two inch copper pipes. Rhino Rooter plumbers also install union connections for future removal access. Once in place, it was then tested for leaks. The engineering department then set the desired temperature that they required. Which was as simple as turning a screw and reading the thermometer.
