Location: Fort Lauderdale Florida 33309 (High Temperature Mixing Valve Installation) Cause of Problem: Hotel was loosing hot water due to failure of the mixing valve. Resolution: It is very common in many commercial application to have what is known as a mixing valve. This valve is designed to intake both cold and hot water. Once the water enters the valve it then blends to produce a desired temperature. That blended temp water will then flow to the fixtures to prevent scolding. This allows the hot water produces by boilers to be stored in holding tanks at a very high temperature to prevent bacteria growth. This particular High Temperature Mixing Valve was very large compared to other application that one may see on a day to day bases. The most common mixing valve that everyone has used is a your shower. A single handle shower valve is a small scale mixing valve. The valve that was replaced issue was that it would not allow proper blending. This made the temperatures unsafe for proper usage. Which in return then cause boilers to overload to maintain the demand for the hot water supply. The fixture was isolated by shutting off the ball valves. Which made it possible to be removed with out having to conflict with the day to day operation of the establishment. The new mixing valve was installed using two inch copper pipes. Rhino Rooter plumbers also install union connections for future removal access. Once in place, it was then tested for leaks. The engineering department then set the desired temperature that they required. Which was as simple as turning a screw and reading the thermometer. Location: A villa in West Palm Beach Florida 322415 Cause of Problem: Leak from around the base of the toilet. Resolution: When the customer called, they stated they needed a plumber ASAP for an emergency leak coming from the toilet. The homeowner stated that the problem had been occur since another company installed the toilet. The plumber removed the toilet from the base to find that the prior installation was not completed properly and the wax seal had shifted. We were able to remove the old wax seal and rusted bolts with a new wax seal and bolts. The toilet was then re-installed and tested for leaks. The toilet was also grouted to ensure a strong solid seal around the base of the toilet. Something as simple as a toilet installation can cause major issues if not installed properly. Location: Condominium building unit in Fort Lauderdale Florida 33308. Cause of the problem: No hot water from any of the fixtures including showers, sinks, and laundry. Resolution: Customer call in for an emergency of no hot water in their home. The plumber preformed a diagnostic test on the heater to find that the upper and lower thermostats and elements needed to be replaced. The heater was a large 80-gallon tank with two 6000 watt elements that are rare to find. In Florida, we have very hard water which causes mineral deposits and sediment to build up in a water heater. The best way to avoid have the sediment from cause early failure of parts or the tank would be to flush the tank yearly. This is one of the do it yourself project that all you will need is a screw driver and a garden hose. If you look at the bottom of the heater you will find your drain valve.  First connect the hose to the valve and run hose outside or to another drain, then open the drain valve. Make sure that you leave the water on so that it will stir up and build up around the drain plug. Make sure you then shut off the breaker to the water heater. Then you can shut water off to the tank and allow it to drain down. Once its drained down close valve and disconnect the hose. Turn water valve on so the tank fills, after the tank is full then switch on the breaker. Prematurely turning on of the breaker may cause damage to the heater. Job Location: Residential single family home in Delray Beach FL, with very little hot water. Cause of the issue: An undersized tank-less unit not keeping up with the demand of the residents. Resolution: The homeowners were not able to use multiple fixtures at the same time such as shower and use the washing machine. The home had two large jacuzzi tubs that were not able to be used due to the lack of production hot water from unit. The customer requested that an 80 Gallon water heater tank be installed. The style tank that was installed was a hybrid water heater with a heat pump with not only would heat the water rapidly and efficiently, it also would cool down the garage due to the reverse A/C like system on the water heater.
